Initial Consultation: $300
This involves a site visit with the agent and homeowner. Within three days of the visit, we provide the agent and homeowner with a detailed room-by-room list of observations and recommendations and an estimate for the costs involved in having Santos & Hall Design stage the home. We include recommendations regarding painting (and paint colours), installation of light fixtures, repairs, etc. We also provide a list of helpful hints we have developed, geared towards helping vendors take steps to prepare their own home for sale whether or not they retain us further. The emphasis, at all times, is to maximize the home's salability and present it as a property that will appeal to the largest possible pool of purchasers.
Rooms to be Staged: $150 per room
For example, a home with 3 bedrooms, 2 baths, living room, kitchen, dining room, family room and finished basement will constitute 10 rooms, with a total labour cost of $1500. The $150 per room rate covers our labour for the following: planning the layout for each room, considering how to maximize the impact of the homeowner's belongings and the physical features of the room (or minimize their impact, as the case may be!) and identifying/obtaining whatever additional items will best supplement those features. It covers the onsite time involved in setting up each room and taking it apart again post-sale.
Rentals: TBD
We maintain an inventory of furnishings and accessories from which we draw for staging purposes. Vendors may need to rent larger items as well, including beds, sofas, chairs, tables, etc. We include a quote for recommended rentals in the estimate provided to the vendor following our initial consultation.
Florals: TBD
If deemed necessary, we include a budget for florals in our estimate. We find most vendors use our services instead of a florist since we know the home's colour palette and layout. We know how to make the strongest impact in the most economical way.
